What Luxury Looks Like Here

Luxury on this coast is not measured in square footage. It is measured in what cannot be replicated. Gulf frontage. A gate. A coastal dune lake at the back of the property, of which there are fifteen in Walton County and, beyond here, almost none anywhere on earth. In a small number of communities it is measured by something quieter still, which is the absence of rental turnover.

Gated, and Rental Restricted

South Walton runs one of the strongest vacation rental economies in the country, and most of 30A is built to serve it. A smaller set of communities is not. In those neighborhoods short term rentals are prohibited and leases run twelve months or longer, which means the street in July looks the way it looks in January. The same cars. The same neighbors.

For a buyer who wants an asset, that restriction costs money. For a buyer who wants a residence, it is the entire point, and it is the first question worth asking about any address on this list.

ALYS BEACH

The most architecturally controlled address on 30A and the most expensive. One hundred fifty eight privately held acres of white stucco and Bermudian courtyards, with private beach access, patrolled amenities and a design review process that governs everything down to the shutters. Rentals are permitted. Recent sales have centered in the mid five millions.

WATERSOUND CAMP CREEK

Gated, golf, and no short term rentals. Leases run twelve months minimum, which makes it one of the few genuinely residential communities at this price. Tom Fazio's Camp Creek course runs through it, the seventy five room Camp Creek Inn anchors it, and every lot carries a mandatory Watersound Club membership that opens the Beach Club and the balance of the St. Joe portfolio. Homes generally trade between two and five million.

THE RETREAT

Ninety acres, roughly ninety homesites, and three thousand linear feet of private Gulf frontage in Blue Mountain Beach. Gated and guarded, with half the land held as conservation and open space. No short term rentals, twelve month minimum leases. Gulf front builds reach the high single digit millions and the interior lots start well below that.

WATERSOUND BEACH

Gated at the main house and gated again at three interior sections, cedar shingled, and deliberately without a town center. The beach is reached by dune walkovers rather than parking lots, which is the whole design. Rentals are permitted. Cottages begin around two million and Gulf front runs past ten.

CHURCHILL OAKS

The bay side answer, and the one most people overlook. Gated, on Choctawhatchee Bay, with a private marina, deep water slips, a clubhouse and an infinity pool. No short term rentals. Homes generally run two to four million, which is a fraction of Gulf front for considerably more land.

FOUR MILE VILLAGE

Fewer than fifty homesites on a private gated road west of 30A, under an oak canopy, beside Lake Fuller and the Coffeen Nature Preserve. Old Florida in a way almost nothing else here still is. Listings are rare and start in the double digit millions.

Beyond these, the rental restricted list runs long and quiet. Sand Cliffs. Draper Lake Coastal Village. Bannerman Beach. Paradise by the Sea. Seclusion Bay. The Park District at WaterColor. Ask. Most buyers never think to.
