That gap between what is standing today and what a buyer is underwriting is the entire pricing story at Kaiya. It is also the part of the decision that no comparative-market printout will surface.
The Number That Doesn't Explain Itself
Kaiya is transacting in the ultra-luxury tier of 30A, with average price per square foot running $1,335 on sold product and $1,585 on active listings, and only 7 properties sold in the last 12 months. Read those two numbers together and the community looks like a buy-and-hold enclave with almost no float. Read them a third time with a calendar open and a different picture emerges.
Construction began about five years ago and the resort opened in 2024. That is a young project pricing at the top of the market before its central amenities have activated. The 173 residences sit on 32 acres of land that was once a peach farm, and the county's approved framework describes entitlements for 52 single-family units and 121 multi-family units, for a total of 173 residential units, plus 30 limited-lodging rooms and commercial, civic, health and fitness, and beach-pool amenity uses. Everything a buyer is paying to be near is either open, under construction, or scheduled.
The seven sales in twelve months tell you the community isn't churning. What they don't tell you is which phase of the resort each seller closed against.

A buyer closing this quarter is paying today's PSF for a resort that will look materially different by the time the 2027 season opens. That is not a criticism of Kaiya. It is the shape of the transaction.
The Club Question That Sits Outside the Purchase Price
Here is where diligence separates the sophisticated buyer from the one who reads the pretty pages. The Kaiya Club is the mechanism that turns residence ownership into resort access. Membership benefits include access to the Beach House, a seaside infinity pool, 250 feet of serviced beachfront, umbrella and chaise service, towel service, and access to the main and spa pools at Oyom.
Whether that membership travels with the deed is a different question. Kaiya invites prospective members to complete a digital application to join the Kaiya Club, which suggests club access may not automatically transfer with every residence. That does not mean access is unavailable. It means you should confirm whether club rights are deeded, optional, application-based, or attached only to certain product types.
Translate that into transaction language. In a community where the amenity stack is the value proposition, a buyer who assumes club rights come with the residence and later discovers they are application-based has misread the asset. If club membership is separate from ownership, then the true cost of access may sit outside the purchase price.
Two additional wrinkles worth flagging with a listing agent before a written offer:
- Public materials describe dining features inconsistently. Official materials describe some features differently. For example, the Oyom page mentions a fitness center, while the FAQ says there is not currently an on-site fitness center, which suggests some amenities may be phased, planned, or access-specific.
- In a resort setting like Kaiya, what is open today may differ from what is planned, and what is planned may differ from what is ultimately delivered in timing or form. Your buying decision should rest on the current disclosure package and governing documents, not older press coverage or marketing language alone.
Reading the Three Collections Through a Phase Lens
Kaiya presents ownership in three current residential collections: Strand, Preserve, and Solaire. Marketing treats them as three flavors of the same lifestyle. Underwriting treats them as three different exposures to construction, delivery, and amenity timing.
- Strand. Strand is positioned around seaside orientation and panoramic views. Also the collection currently under construction. A buyer here is furthest from occupancy and closest to the strand-side amenity, which means the largest exposure to schedule risk paired with the highest amenity payoff at completion.
- Preserve. Woodland-oriented residences tucked into the north-side acreage. The site divides into approximately 26 acres on the north side of 30A for most homes, and a narrow 2-acre beachfront strand to the south for the Beach House and select villas. Preserve product owns the setting Kaiya was marketed on: quiet, canopy, distance from the throughput of 30A. It also crosses the highway to reach the beach, which is not a defect but is a fact.
- Solaire. Condominium-format product. If you are evaluating Solaire or another condo-style opportunity, your due diligence should include both the residence itself and the condominium documents that govern ownership. Florida condominium statutes apply here in ways they do not to fee-simple villas.
The right question is not which collection a buyer prefers. It is which collection matches how long the buyer is willing to wait for the full amenity stack to activate, and how much of the current price the buyer is comfortable underwriting on that timeline.
What Late Summer 2026 Actually Adds
Two additions are worth pricing into a purchase decision this season.
The first is Lamuse D'Or. The developer, who preferred not to label the type of cuisine, said the menu would be inspired by the Gulf with plates that could be found in other culinary powerhouses like New York and Paris. The interior will feature white terrazzo floors, Calacatta viola marble and artwork throughout the space. "It's going to be approachable, but done in a very sophisticated way." A Michelin-credentialed hospitality group anchoring the east end of 30A is a genuinely new register for the corridor, and it will be felt in resale narratives well before it is felt in resale comps.
The second is Oyom. The hotel is planned as 30 suites, a farm-to-table restaurant, a courtyard pool, a rooftop terrace with pool and ocean views, a spa with holistic treatments, and a fitness center, with the opening date to be announced. Reporting from earlier this year described a larger footprint than the current site material, with 40 suites, a 4,000-square-foot spa and fitness center, and a fine-dining restaurant. Sources disagree on the room count, which is one more reason to work from the current disclosure package rather than press coverage.
Diligence Items to Request Before You Write an Offer
A short list that separates the disclosure package from the marketing package:
- Club rights and initiation. Review current Kaiya Club initiation and dues, and what owner categories include. Confirm in writing whether membership is bundled with the specific product you are buying.
- HOA and design controls. Confirm covenants, design controls, rental participation rules, and current assessments.
- Amenity status. Verify what is open today versus coming soon, including Oyom Hotel & Spa timelines.
- Beach access. Request the recorded deeded-access instrument if that claim is material to your purchase. The 250-foot serviced beachfront runs through the club, not the deed.
- Pricing and release timing. Confirm current inventory and upcoming phases on Kaiya's ownership page.
- Rental program terms. If income is part of the thesis, get the participation rules and the fee stack in the same document.
The Thesis, Once More
At most 30A communities, the price per foot pays for architecture and location. At Kaiya, in mid-2026, it pays for architecture, location, and a claim on a still-activating amenity stack whose access rights are application-based. Reading the community as a static asset produces one price. Reading it as an option on a phased delivery produces a different one. The second reading is the one the seller has already done.
